Who Are We?

Academy Properties is a local family-run business with over 30 years experience in rental accommodation for students. Our aim is to provide well-located property, in popular student areas, that represents excellent value-for-money.

Bill Pickard, the founder of the business, has always been actively involved in student housing, most recently as a landlord’s representative for Leeds City Council in the development and introduction of their 'Houses in Multiple Occupation' legislation. He has been a committee member of the Leeds Property Association for over 20 years (having served one term as a vice-chairman) and is a long-standing member of the Unipol Owners’ Select Committee.

We are committed to maintaining our properties to the highest standard and our hands-on approach ensures that we can respond to tenants' requirements with the utmost efficiency. As a former chartered building engineer, Bill is professionally qualified in all aspects of property maintenance.

All our houses can be found within walking distance of either Headingley centre, Leeds University or Becketts Park Campus. We only manage our own properties and are therefore able to avoid agency commissions and keep rentals as reasonable as possible.

All our properties are owned by us and rated at the highest level of 5 star by Unipol's code of standards.

We have specialised our accommodation to meet the needs of students seeking shared houses ranging in size from 4 – 11 bedrooms.

All our houses having 5 or more bedrooms are licensed with Leeds City Council as 'Houses in Multiple Occupation' ("HMO"). Our 'fit and proper landlord' number is LL00042. The HMO regulations are legally enforceable standards. They ensure that health and safety features, such as fire doors and alarms, are fitted and meet the appropriate legal standards.

Personal safety is a priority for us. Our houses offer standards well in excess of those required by HMO licensing. All our houses are fitted with fire doors, fully interlinked fire alarms, emergency lighting and burglar alarms as standard.

All properties have gas and electrical safety certificates and meet with UNIPOL & Leeds City Council's Code of Standards.

Our houses are located in the best student areas in Leeds: Central Headingley and Lower Headingley/Hyde Park.

Central Headingley

For students, central Headingley has it all: numerous cafes, pubs, restaurants and bistros, a brilliant range of shops (several independently-owned), many fun things to do throughout the day and, most importantly, a lively night-scene. With the addition of a cinema, a monthly farmer’s market and the Headingley Cricket Club and Leeds Rhinos Rugby ground on your doorstep, Headingley is a vibrant and exciting place to live. And let's not forget the wonderful Carnegie sports facilities situated within Leeds Met Becketts Park Campus.

Getting about:

Central Headingley has superb links to the city centre with buses running every few minutes and taking just 10 minutes. The number 56 bus, which runs directly to the Universities and the City Centre, can be caught from near the Cricket Ground.

Headingley also has its own train station, with a direct service to the City Centre and Horsforth (Trinity and All Saints University). In the opposite direction, you can visit Harrogate – a delightful spa town well worth visiting for a day out.

If you want the healthy option, the universities are just a 20 – 25 minute walk away.

Lower Headingley/Hyde Park

This inner-city area is popular with students due to its close proximity to the Universities. Hyde Park offers a sociable and lively student scene. It benefits from the park itself as well as a wide range of local amenities such as a cinema, independent vintage shops, cafes and several pubs.

Getting about:

Most people who live near Hyde Park walk across the park to the Universities. There are also numerous bus links to the Universities and the City Centre with buses running every few minutes. Trains to the City Centre and Trinity and All Saints University, at Horsforth can be caught at Burley Train Station, which is approximately a 5 – 10 minutes walk from Hyde Park Corner.
